Suspended deck garage gets flexible membrane epoxy system with high elongation

This 3 car garage now features a non-typical chip blend with a flexible, double broadcast system. This atypical system is due to the garage being built with a suspended deck with storage below.   Using special flexible epoxies in the first and second coatings layers with a polyaspartic polyurea topcoat allows this system to have 50% total elongation.

The original coatings, installed years earlier, did not have enough flexibility to withstand the vibration caused by the suspended deck garage. After cracking, the original coatings allowed water to penetrate into the storage areas below.

Installation Order

The garage coatings took only 3 days for our crew to complete.   It’s close proximity to our Baltimore location made it a simple commute.

First, on Day 1, they removed the existing hybrid polymer coatings. Next, they then applied our flexible, epoxy membrane and broadcast a full covering of the decorative chips.  On Day 2, they again applied the flexible epoxy coatings with a second full covering of the flakes.  Finally, on Day 3, the crew applied a thick, clear coating of Polyurea (which has greater elongation than our normal Polyaspartic coatings).

This garage received the B-424 1/4″ decorative chip, garage coating system which is very similar to our Kent chip blend.  Decorative chip/flake systems continue to be the gold standard for garage floor coatings.

This garage already had painted wood trim around the perimeter. Our coatings were applied right up to the trim.  We do not recommend applying our coatings to wood trim.  Since the coatings do not breathe, moisture can be trapped in the wood trim and begin to grow mold.

Instead, if customers desire to have coatings transition up the garage’s walls, we recommend use of a cove base constructed from similar polymers.  Then, mold growth along the perimeter of the garage will not be an issue.
